About the Role
PT Young Home Style is seeking an experienced and commercially driven Cost Estimator & Procurement Officer to join our growing team.
As a one-stop interior solution provider, we deliver a wide range of residential and commercial projects, including Interior Fit-Out, Kitchen Cabinets, Custom Furniture, Engineered Doors, and Aluminium Door & Window Systems.
As a Cost Estimator & Procurement Officer, you will play a critical role in the commercial success of our projects. You will be responsible for transforming design concepts into accurate cost plans, developing competitive selling prices, sourcing the best procurement solutions, and ensuring project costs are effectively managed from quotation through project completion.
Working closely with the Sales, Design, Production, Project, and Finance teams, you will help ensure every project is delivered on time, within budget, and to the highest quality standards while maintaining healthy profit margins.
Key Responsibilities
Cost Estimation
Review architectural drawings, shop drawings, specifications, BOQs, and project requirements.
Prepare accurate Bills of Quantity (BOQ), material take-offs, and project cost estimates.
Calculate material, hardware, accessories, labour, installation, logistics, and subcontractor costs.
Prepare Cost of Goods Sold (HPP) calculations and recommend competitive selling prices while maintaining target profit margins.
Conduct value engineering by recommending alternative materials or construction methods that improve cost efficiency without compromising quality.
Identify commercial risks and opportunities during the estimation process.
Procurement & Vendor Management
Source materials, hardware, accessories, and project-related products from qualified suppliers and affiliated companies.
Request, evaluate, and compare supplier quotations based on pricing, quality, lead time, warranty, and commercial terms.
Negotiate prices, payment terms, delivery schedules, and purchasing agreements to achieve the best commercial value.
Prepare and issue Purchase Orders (PO) in accordance with project schedules.
Build and maintain strong relationships with suppliers while continuously evaluating supplier performance.
Develop alternative suppliers to improve competitiveness and minimize procurement risks.
Coordinate with suppliers to ensure timely delivery and resolve procurement-related issues.
Project Cost Control
Monitor actual procurement costs and project expenditures against approved budgets.
Track cost variances and recommend corrective actions to maintain project profitability.
Work closely with the Sales, Design, Production, Warehouse, Installation, and Finance teams to ensure smooth project execution.
Maintain up-to-date material price databases, supplier records, and historical costing information.
Prepare project cost analysis, procurement reports, and profitability reports for management.
Monitor market price movements for boards, solid surfaces, quartz, hardware, glass, engineered doors, aluminium systems, and finishing materials.
Support continuous improvement initiatives to enhance estimating accuracy, procurement efficiency, and cost control processes.
Qualifications
Education
Diploma or Bachelor's Degree in Civil Engineering, Architecture, Interior Design, Industrial Engineering, Construction Management, or a related field.
Experience
Minimum 2–3 years of experience in Cost Estimation, Procurement, Purchasing, Quantity Surveying, or Cost Control within the Interior Fit-Out, Custom Furniture, Kitchen Cabinet, Building Materials, or Construction industry.
Experience handling project-based procurement and cost estimation is highly preferred.
Technical Skills
Strong understanding of interior fit-out materials, cabinetry, custom furniture manufacturing, architectural hardware, finishing materials, and construction processes.
Ability to read and interpret architectural drawings, shop drawings, and technical specifications.
Experience preparing BOQs, material take-offs, project budgets, HPP calculations, quotations, and cost analyses.
Strong knowledge of procurement planning, vendor evaluation, and supplier negotiation.
Advanced Microsoft Excel skills, including Pivot Tables, Lookup Functions, Cost Analysis, and Data Management.
Proficient in Microsoft Office applications.
Basic knowledge of AutoCAD and/or SketchUp is an advantage.
Experience using ERP or purchasing systems is preferred.
