About Our Client

Our client is an established, high-profile design and development firm creating some of the most anticipated luxury residential and eco-wellness resorts in Bali. Driven by innovation, local harmony, and high-quality craftsmanship, they are expanding their footprint with large-scale tropical developments.

To lead these high-profile design phases, they are seeking an experienced, visionary Project Architect to join their studio in Bali. This role will turn grand development concepts into practical, world-class architectural realities.

The Role & Reporting Structure

The Project Architect will spearhead architectural planning, concept design, and multidisciplinary coordination for large-scale hospitality and residential projects.

  • Reporting Line: Reports directly to the Chief Architect for all task assignments, approvals, and architectural direction.

  • Studio Management: Coordinates progress reporting and project execution updates through the Studio Manager.

  • Collaboration: Works closely with internal multidisciplinary teams including Project Management, Engineering, Construction, Sales & Marketing, Legal, Finance, and Operations.

Key Responsibilities

  • Master Planning & Site Analysis: Conduct deep-dive site analyses (topography, solar orientation, zoning) and design high-yield, commercially viable master plan scenarios that comply with local KDB/KLB regulations.

  • Concept & Typology Development: Establish the project's architectural language using mood boards and conceptual sketches. Utilize AI-assisted design tools for rapid concept exploration.

  • Villa & Public Facility Design: Design and develop tropical villa typologies and stunning public hospitality/wellness facilities (restaurants, spas, yoga pavilions), ensuring operational flow and guest efficiency.

  • Design Systems & Standardization: Create scalable architectural workflows, documentation templates, and design standards suitable for high-volume development, including evaluation of BIM/Revit adoption.

  • Stakeholder Management: Deliver comprehensive Schematic Design and Design Development packages. Present proposals directly to clients, translating complex feedback into actionable design iterations.

  • Team Planning: Contribute to architectural team growth planning, assessing resource requirements, and participating in recruitment and onboarding.

Key Performance Indicators (First 6 Months)

Our client believes in clear expectations. Your success in the first 6 months will be measured by the following milestones:

  • Month 1: Approved project work plan/timeline completed by Week 2; comparative analysis of 3 master plan density scenarios and site analysis delivered.

  • Month 2: Client-approved architectural mood board and design guidelines; frozen master plan with confirmed building placements; preliminary project team structure identified.

  • Month 3: Approved layouts for two villa typologies; draft 3D massing models completed.

  • Month 4: Concept presentation for restaurant and wellness facilities delivered, aligned with the overall architectural language.

  • Month 5: Approved layouts and façades for all villa typologies; technical documentation template completed; serial design optimization plan established.

  • Month 6: Schematic Design / Design Development package completed for one villa typology; team expansion and implementation strategy approved.

Requirements

This position requires a blend of exceptional design flair, technical execution, and commercial awareness:

  • Education: Bachelor’s or Master’s Degree in Architecture.

  • Experience: 7–10 years of professional architectural experience, with a solid track record in high-end hospitality, luxury resorts, mixed-use, or large-scale residential developments.

  • Geographic Expertise: Proven experience designing for tropical environments. Deep familiarity with Indonesian planning, building codes, and permitting processes (PBG, zoning restrictions) is highly advantageous.

  • Technical Mastery:

    • Proficiency in AutoCAD, SketchUp, and Adobe Creative Suite is essential.

    • Strong working knowledge or preference for Revit/BIM systems and Rhino.

    • Experience utilizing AI-assisted design tools for rapid concept exploration is highly valued.

  • Core Competencies: Outstanding presentation and stakeholder management abilities, strategic systems-thinking mindset, and a strong understanding of development economics.
