We are seeking an experienced finance professional with a strong background in off plan developments and multi villa projects to take ownership of development level financial modelling, reporting and compliance. The role involves working closely with the development team to drive financial clarity, performance tracking, and strategic decision making across active projects.
Financial Modelling
Build and maintain detailed financial models for development projects
Financial modelling for off plan developments
Bridging models between projects
Prepare ROI, profit, and sensitivity analyses
Model different sales, pricing, cost, and timing scenarios
Support land acquisition, feasibility, and investment decisions
Budgeting, Forecasting & Cashflow
Prepare and maintain project budgets and company level forecasts
Build and update cashflow forecasts linked to construction schedules and sales timelines
Track variances against budget and explain movements clearly
Support decision making with forward looking financial insights
Project & Operational Financial Oversight
Monitor construction costs, variations, and payment schedules
Track project level performance against approved financial models
Support reporting related to permits, insurance, and regulatory approvals
Provide clear financial summaries aligned with project progress
Financial Reporting & Control
Prepare monthly, quarterly, and annual financial reports across all entities
Ensure accurate and consistent reporting of P&L, balance sheet, and cashflow
Maintain clear supporting schedules and documentation
Support audit processes and external advisors where required
Tax & Statutory Compliance
Manage tax handling across real estate and construction entities
Identify tax risks early and propose compliant, practical solutions
Compliance, Governance & Documentation
Maintain structured compliance records across entities and projects
Ensure documentation is audit ready and consistently organised
Track contractual, regulatory, and statutory obligations
Escalate potential compliance or governance issues early
Project & Operational Financial Oversight
Monitor construction costs, variations, and payment schedules
Track project level performance against approved financial models
Support reporting related to permits, insurance, and regulatory approvals
Provide clear financial summaries aligned with project progress
You are likely to succeed in this role if you have:
5+ years experience in villa development finance in Bali
Strong hands on experience with tax and compliance in this sector
Advanced financial modelling skills for development projects
Deep understanding of cashflow driven businesses
Experience working across multiple entities and projects
Strong attention to detail and process discipline
Good written and spoken English
