核心职责 / Key Responsibilities:
识别并筛选适合数据中心开发的土地或工业物业。
Identify and evaluate suitable land or industrial properties for data center development.
与工业园区、开发商、土地业主及相关方进行商务谈判。
Lead commercial negotiations with industrial parks, developers, and landowners.
管理土地尽职调查、规划咨询及前期技术可行性评估。
Manage land due diligence, planning consultations, and preliminary technical feasibility assessments.
建立并维护政府部门、工业园区及关键利益相关方的合作关系。
Build and maintain strong relationships with government bodies, industrial parks, and key stakeholders.
梳理项目从土地获取到建设启动的关键流程与路径。
Map out key processes from land acquisition to project commencement.
与总部技术、法务、工程等团队以及外部顾问协调合作。
Coordinate with internal technical, legal, and engineering teams as well as external consultants.
评估政策、合规、土地、建设等方面的潜在风险并制定解决策略。
Identify risks related to policy, compliance, land, and construction, and develop mitigation strategies.
支持总部的投资评估、项目立项以及开发策略制定。
Support headquarters with investment evaluation, project proposals, and development strategy.
任职要求 / Requirements:
在工业地产、数据中心开发、物流园区或大型基础设施项目拥有相关经验。
Experience in industrial real estate, data center development, logistics parks, or large-scale infrastructure projects.
熟悉土地交易流程、工业园区开发模式或政府事务推进方式。
Familiarity with land transactions, industrial park development models, or government engagement processes.
了解大型工业或数据中心项目在供电、规划、基础设施等方面的基本要求。
Understanding of key requirements for industrial or data center projects (power, planning, infrastructure).
优秀的沟通技巧、利益相关方管理能力与跨文化协作能力。
Strong communication, stakeholder management, and cross-cultural collaboration skills.
具备独立推动项目从 0 到 1 的能力,结果导向强。
Ability to independently drive projects from concept to execution with strong results orientation.
· 具备当地语言的流利沟通能力。能用本地语言处理政府、园区、土地业主等相关方沟通与谈判。
Fluent proficiency in the local language. Able to conduct communication and negotiation with government bodies, industrial parks, and landowners in the local language.
· 英语具备商务工作能力,能与其他国家团队进行沟通、汇报与书面交流。
English at business-working level for communication, reporting, and collaboration with teams in other countries.
